Home Maintenance Inspection
Our home maintenance inspection includes a full review of your home’s systems and foundation. The focus of this type of inspection is for existing homeowners to understand the current condition of the home and highlight maintenance issues that are often missed or never noticed before they become big problems with big expenses (i.e. The condition of the roof is often overlooked until there is a leak causing damage to insulation, structure, drywall etc. Plumbing is often overlooked until it causes conditions conducive to mold, moisture damage to finish components or water heaters unnoticed until there’s no hot water and water has damaged surrounding components). We will conduct an inspection covering 40+ points in 9 different categories. This will come with a home maintenance Manuel to help keep notes and schedules. Prevention with Foresight is always better than the loss in hindsight!
New Construction Inspections
New construction inspections are performed at the completion of construction, but prior to your final walk through with the Builder’s Customer Service Representative or Superintendent. It is always a good idea to verify that utilities (gas, water, and electric) have been turned on, either by you or the Builder depending on the Builder’s policy. The inspection should be scheduled just a day or two before your final walk through with the Builder. This will ensure that most, if not all, last minute items have been completed prior to your inspection. At the conclusion of the inspection, a completed report will be distributed to you.
A home inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. The Inspector will fill the sinks and tub(s), run the shower(s), and flush the toilets. All the while making notes on the condition and operation of the components tested. Upon completion, a report will be distributed to you.
Our termite, or WDO (Wood Destroying Organisms) inspection includes both visual and probing methods. We will look for termite mud tubes, tunnels, and wings on window ledges, door frames, and in boiler rooms. Termite-damaged wood beams, joists, and wood support columns in your basement and garage are also inspected. The trained professionals on our staff have a keen eye for the signs of a termite infestation and will thoroughly, visually inspect those readily accessible areas of your home.
Sellers Inspections
Seller inspections are very good for homeowners who are planning to sell their home. There are several advantages to having your home pre-inspected. It eliminates surprises to the buyer and seller after offers have been made, which can cause sales to be canceled. After all, The value of a home has never gone up after an inspection. A great many sales are cancelled due to the buyer’s shock at the “functional condition” of the home. It may look great but have serious technical, safety, deferred maintenance, or functional issues present without the owner’s knowledge. Pre-inspected homes are more appealing to potential buyers, eases the stress of the process for buyers and sellers alike, and it is also easier on the Realtor. Having the home inspected prior to placing on the market is the ideal way to identify and either repair or disclose the issue found in the inspection report. Obviously, repairing the items would be the most beneficial towards completing the sale. However, there may be financial reasons where the owner can’t make the repairs. Disclosing them up front and pricing the home based upon that disclosure will often times produce a higher net sales price for the owner.
